Have you contemplated selling your home in 2009?  If so, now is the time to begin preparing your home to make it sparkle!  Homes that are priced right and show well are selling! Homes that look shabby and are over-priced do not sell.   Here are some tips for preparing your home for sale:

Maximizing exterior and curb appeal

o    Trim hedges and prune trees.

o    Inspect doors and windows for peeling paint.

o    Clean and align gutters.

o    Repair and replace loose or damaged roof shingles.

Maximizing interior appeal

o    Give every room in the house a thorough cleaning.

o    Repaint using neutral colors and replace dirty/worn carpeting.

o    Remove all clutter – rent storage garages and move out excess furniture.

o    Spruce up the kitchen by adding new cabinet knobs, new curtains, or a coat of paint.

Prepare to Sell Your Home
Make your home sparkle by maximizing your homes appeal both inside and out.  If you’re preparing to sell your home, now is the time to begin taking care of all deferred maintenance.  Repaint, clean dirty carpets, replace worn carpets, refinish hardwood floors, clean tile grout, have the furnace cleaned and inspected, replace broken window seals, etc.  Refer to the Repair Cost Guide below.  This will be helpful to determine a ‘ball park’ price on what it will cost for common household repairs.  Remember to get a minimum of three bids from licensed contractors for any jobs.  (Thanks to Dave Roos for the guide.)
